The Purchasing Process

Once you have chosen your property you will be required to secure it with a deposit of approximately 3000 Euros.

You will be given a legal contract which will secure the property and its price.

The example below will give you a good idea about the structure of a typical payment plan.

The deposit of 3000 Euros will be deducted from  the purchase price + I.V.A. (The Spanish equivalent of VAT 7%).

In 30 days 20-25% + I.V.A. will be required upon signing of the purchase contract.

90 days later a further 20-25% + I.V.A. will be required.

The final payment should be paid on signing of the title deeds. 

Payment plans may differ from developer to developer but this is a good general guide.

In some cases we may be able to re-arrange the structured payments to suit your financial requirements.

Bank Guarantee

A bank guarantee is given by the developers bank, in some cases the purchaser will be required to pay the fee (which is approx 1% of the purchase price). If the developer fails to finish the development your funds will be returned.

 

Opening a Spanish Bank Account

Banks will not charge to open an account. All you need is your passport. We can arrange this for you as we work closely with some of the local banks who have English speaking staff. However, you are free to choose a bank of your choice.

 

Legal Representation - Your Solicitor

We will introduce you to an English speaking Solicitor who will arrange all your Legal requirements regarding the purchase of your property at a set price. However, you are free to choose your own Solicitor if you prefer. The Solicitors can also offer to arrange Power of Attorney if required, Residence card, NIE number and tax returns etc. Also at set prices.

 

Currency Exchange

We have an arrangement with a Currency Exchange company to book currency transfers and obtain the very best exchange rate, therefore saving you money on your property purchase. These transfers can be booked up to a year in advance. 

 

Spanish Bank Account

We can arrange a Spanish Bank Account for you, all you  need is your passport to open one. We can also make arrangements with the bank should you require a Spanish mortgage, all you need for a mortgage is proof of ID, income and address verification.
